Cement Foundation Repair

Things To Understand When It Comes To Cement Foundation Repair

Concrete foundations need to be durable in order to support the building that's going to be built on it, and they are typically two different types;  poured cement or cement block. Poured concrete is the more modern way of laying a foundation while cement blocks is the more traditional method. Either way, as time passes degradation may occur and that's when cement foundation repair may become necessary. The primary causes of cracked foundation include the seepage of water, and while they may start small these cracks can widen over time, as well as soil losing its moisture content and shrinking, causing the foundation to shift.

It's very important to spot any signs of foundation failure early and be proactive, the longer you wait then the more expensive cement foundation repair can be. To add insult to injury, many homeowners insurance has limited coverage when it comes to concrete foundation repair. This type of repair is not to be considered a DIY project, once you identify a problem, it's critical to select a reputable contractor, and the best way to do this is to look for an established company that offers a transferable warranty.

It's crucial to determine the exact cause of the problem when it comes to your foundation, so you will be able to fix it properly the first time. To do this, you will need an inspection by a structural engineer, and this can typically cost between $300 and $800. A simple cement foundation repair, such as a crack in poured concrete, can cost between $400 and $800 while reinforcing concrete foundation with anchor bolts can run between $1,500 and $3,000. All needed repairs for a typical house with moderate foundation damage can start at $8,000 but go as high as $20,000, and since many insurance policies don't cover costs to repair cement foundation, financing options are available.

Any major cement foundation repair project could require removing most, or even all, of the landscaping that surrounds your house along with the use of heavy equipment and even tunneling under your home. It's important to get several, detailed estimates before committing to any contractor so that you can compare different quotes. Ask about training and experience and check to make sure the company is bonded and licensed in your state.
