How To Deal With Foundation Repairs By Identifying The Problem, Knowing The Cost Associated With Fixing The Problem, And Choosing The Right Contractor For The Job

There are several indicators that a homeowner should be aware of when investigating a potential need for foundation repairs on a home. There are several signs one could look for on the exterior of the home that are indicative of either settlement or upheaval issues with the foundation which would signal the need for foundation crack repair. There may be cracks in the brick and mortar or in the exposed grade beam of the house. Doors that don't open or close properly may also be a problem that requires a foundation repair contractor to come and assess whether or not there's a crack. Interior indications that foundation repairs are needed range from unlevel flooring to large cracks in the concrete slab to cabinet doors that may not stay shut.

Foundation repairs are needed when there is either upheaval or settlement. Settlement simply means that a portion of the foundation dropped below the original elevation. This could be due to a loss of moisture in the soil, erosion, or loss of soil bearing capacity. Upheaval is essentially the opposite of settlement where the soil rises above the original elevation. For instance, a typical repair utilizing hydraulic piering goes for between $10,000 and $14,000 for an average house. Simple cracks in poured concrete generally go for between $800 and $1,500 per crack to repair. Removing and replacing concrete on a porch or sidewalk generally costs $150 per hole. In addition to these costs, other variables that add to the overall cost of the job range from hiring a structural engineer ($300 to $1,500) to obtaining a permit ($75 - $150). It's also possible that while dealing with the foundation cracks, the contractor may find hidden obstacles, such as tree roots, or extra-deep footings, which could add an additional $2,500 to the overall bill.

While the overall cost associated with foundation repairs may be substantial, it's crucial that cracks in the foundation are addressed promptly and are repaired. Your home is one of the biggest investments you can make. These repairs are essential to preserving your equity and keeping the property marketable for the future.
