Importance Of Proper Pier And Beam Foundation Repair
When building a home, or any other building for that matter, one of the most important pieces is the foundation. Although it is not seen and is not usually on the forefront of a home buyer's mind, it is critically important to the structural integrity of the home. There are a few different types of foundations, including basements, slabs, and crawl spaces or pier and beam foundations.
Foundations can be either concrete, cinder block, or even brick, as was popular around the turn of the century. Each has its advantages and disadvantages, and each will need, from time to time, some repairs. Keep reading to find out about pier and beam foundation repair.
The main concern in pier and beam foundation repair is that these foundations are often made of wood, which is susceptible to water damage over time. The wood sub-structures that create the crawl space underneath the house will rot over time and will need to be fixed. When attempting to repair one of these foundations, you might run into one of several problems.
First of all, the crawl space might not contain that much actual "crawl" space. The area should be about 24 inches deep to allow for access. Second, sometimes the sub-floors become permanently bowed and must be completely replaced. The pier and beam construction also allows for water to travel and perhaps pool underneath the home, resulting in a moldy, wet smell, and possibly water and health problems for the homes occupants.
Since the foundation itself on a pier and beam foundation is so much different than the foundations that are found in any structures that use poured concrete, such as a concrete slab foundation or a poured concrete basement, when you are conducting pier and beam foundation repair, it is essential to find someone who is qualified.
Be sure to do some research on the experience that they have with pier and beam foundations, and do not be afraid to find someone else if you find that the experience is lacking. Most homes today are built with poured concrete foundations, so finding someone who does pier and beam may take some time, but it is definitely worth the effort.
